At the start
Non-refundable admin fee (£275)
The administration fee for every tenancy is £275 (Vat included). It covers all your tenant referencing and contract fees. This amount is fixed regardless of the number of tenants or the property size.
Please note the admin fee is paid when reserving a property and is non-refundable should the reference checks fail or the tenant decide not to proceed.
No renewal fees
There are no contract renewal fees due when an existing tenancy agreement is extended or renewed and the same tenants remain in occupation.
At the end
Check-out fee (£125)
At the end of the tenancy, there is a £125 fee (Vat included) for the detailed check-out inspection and report. Having a detailed report at both the start and the end of the tenancy protects you as a tenant from any unreasonable landlord claims.
To ensure impartiality, an independent clerk — registered with the Association of Professional Inventory Providers — does this inspection and advises on any possible deductions.
The tenant pays the clerk’s fee for the check-out, while the landlord covers it for the initial inventory and check-in.
Holding deposit (£500)
We ask for a refundable holding deposit (£500 per property) to reserve the property.
If the reference checks fail or the tenant decides not to proceed with the property, the £275 administration fee is non-refundable but the £500 holding deposit will be refunded in full.
If the tenancy agreement has been signed by both parties, but the tenant decides not to proceed with the tenancy within 14 days or less of the tenancy start date, the landlord is entitled to claim any resulting loss of rent from the holding deposit.
If the landlord decides not to proceed with the tenancy for any reason other than a reference check failure, then the holding deposit and admin fee will be refunded to the tenant in full.
One working day before check-in, you pay your full deposit (6 weeks’ rent less the £500 holding deposit) and your first month’s rent. As required by law, we submit your deposit to the Deposit Protection Service within 14 days of receipt. It remains there until the end of your tenancy.
The owner and tenant must agree any deposit deductions. Any amount in dispute stays protected by the Deposit Protection Service until you reach agreement. The undisputed balance must reach the tenant within 10 days after reaching consensus.
Roost uses industry-leading referencing for tenants and guarantors from one of Britain’s most respected providers. It includes:
- Right to Rent checks: by law, owners have to check that tenants have a right to live in Britain before letting to them.
- Identity checks.
- Bank account checks.
- Credit checks and county court judgements.
- Current landlord references.
- Employment references.
If you receive any less-than-favourable references, the owner may decide not to proceed with you as a tenant.
